A GmbH or UG must give the Handelsregister an inländische Geschäftsanschrift – a domestic German street address that is published in the register. This is different from the company’s Sitz or Satzungssitz, which is the German place named in its articles.
For a virtual office, choose a real, serviceable address – often described as a ladungsfähige Anschrift – where the company can reliably receive official documents. The selected plan must permit use for the Handelsregister; a Postfach or correspondence-only package is not enough.

The register address also does not decide everything else about the company. The Finanzamt looks at where management is genuinely carried out, and a Betriebsstätte depends on where the business has a fixed facility and conducts real activity. Banks, Stripe, PayPal and Amazon run their own checks on the company, its beneficial owners and the applicant.

Regus states that company registration is available at selected locations, but its Business Address and Virtual Office products are not presented consistently as registration-valid across the network. Confirm the exact location and package in writing before relying on it for a GmbH or UG filing. Pricing: prices start at €68/month at the cheapest published location. Add a €79 setup fee and about €30–40/month for scanning; the exact address price and available registration plan vary by centre.
Office Club is a German coworking and flexible-office operator with design-led workspaces in major cities. Its Virtual Office / Firmendomizil combines the company address with mail handling and access to Office Club coworking locations and meeting rooms. A digital inbox and physical forwarding are available for additional fees.
Handelsregister use: the Virtual Office / Firmendomizil supports a GmbH or UG Handelsregister entry. The cheaper Business Address is a correspondence-focused product and should not be treated as equivalent. Handelsregister use: Satellite Office separates its general business address product from the dedicated plan that permits a GmbH or UG Handelsregister entry. The registration plan is the relevant comparison. Pricing: the plan starts at €179/month. Published fees add a €99 setup charge, a deposit from €537 and about €39/month for scanning. Monthly terms are available; forwarding and postage depend on use.
Clevver is an online virtual office and digital-mail provider with addresses in Germany and a wider international network. ClevverMail provides an online mailbox for receiving, scanning and forwarding post. Handelsregister use: every displayed Mein Firmensitz term supports the Handelsregister, Finanzamt, invoices, legal documents and an Impressum. Pricing: the monthly-cancellable plan costs €249/month. The rate falls to €199/month on 12 months and €149/month on 24 months.
MailboxNow is a German business address and office-services provider with staffed locations in Berlin, Munich and Hamburg. Its Gesellschaft plan includes the business address, a registration certificate, personal support and four meeting-room hours each month. Post can be collected, scanned or forwarded.
Handelsregister use: the Gesellschaft plan is designed for GmbHs, UGs and other organisations and supports a Handelsregister entry.
