Does a remote business need a German business address?
Yes – wherever your business is registered or active in Germany. A GmbH or UG must provide a domestic serviceable address (ladungsfähige Anschrift) under § 8 Abs. 4 GmbHG; a commercial website must show a serviceable address in its Impressum under § 5 DDG; and a trade must give a business address for its Gewerbeanmeldung under § 14 GewO.
A remote business has no office to put on these – a virtual office gives you one permanent address that satisfies all of them, plus a digital mailbox so official post still reaches a team that isn't in one place. A business address is not automatically your place of management (Ort der Geschäftsleitung) or a permanent establishment (Betriebsstätte) – those depend on where you actually run the business and are decided by the Finanzamt.
Legal foundations: GmbHG § 8(4), DDG § 5, GewO § 14

Running a remote business with a virtual office
Running a business without a central office? Here's how a German business address works for a remote or distributed team – the registrations it covers, how your post reaches you, and where workspace fits in.
What "remote business" means here
A remote business is one without a fixed, staffed office – the work happens wherever the team happens to be. In practice that covers:
- Remote-first companies – a GmbH or UG whose founders and employees work from home or across different cities.
- Distributed and hybrid teams – no headquarters, but people who meet for offsites, onboarding or client work.
- Founders operating while travelling – running a German business from the road or from abroad for stretches of the year.
For all of them the practical problem is the same: German registrations and counterparties expect a real, fixed address – and someone reliably receiving the post there. A virtual office solves both without tying you to a lease.
Why a remote business still needs a fixed address
Even with no office, a German business has to put an address somewhere:
- Company registration – a GmbH or UG must provide a domestic serviceable address (ladungsfähige Anschrift) for the Handelsregister under § 8 Abs. 4 GmbHG.
- Impressum – a commercial website must display a serviceable address under § 5 DDG (the Digitale-Dienste-Gesetz, which replaced § 5 TMG in 2024).
- Gewerbeanmeldung – where your activity is a trade, you register it with the local Gewerbeamt and give a business address under § 14 GewO.
- Banking, payments and platform KYC – banks, payment providers and marketplaces ask for a verifiable business address during onboarding.
- Reliable legal service – courts and authorities need somewhere they can actually reach the business. An empty home or a shifting set of co-working day passes doesn't cut it; a fixed serviceable address does.
Your Olea address gives you one consistent address to use across all of these, in the city you choose.
The digital mailbox: how your post reaches a team with no office
This is the part that makes a German address workable for a remote business. Post sent to your location is received on your behalf and forwarded to our central scanning facility, where it's scanned and uploaded to your online mailbox – typically within 5–7 days of receipt. From there you can:
- Read every letter from your phone or laptop, wherever you are, with envelope preview before opening and OCR search across your whole mail history.
- Request the physical original by post when you need it (forwarding from €10/month + postage, international available).
- Keep originals archived securely, or have scanned items shredded after the free 30-day storage period.
For a team that's rarely in one place, that means a tax letter, a court notice or a bank verification reaches the right person the same week – not whenever someone next happens to pass an office.
Your address, your management, and tax
Keep this distinction clear. Your Olea address is your business address – the address you register and correspond at. It is not automatically your company's place of management (Ort der Geschäftsleitung) or a permanent establishment (Betriebsstätte). Those are tax concepts the Finanzamt assesses based on where the business is actually run and decisions are actually made – which, for a remote business, may be wherever the directors are. A virtual office doesn't create or move a permanent establishment, and it doesn't set your or the company's tax residence. If your team is spread across countries, or you're managing a German company from abroad, get this right with a tax adviser rather than assuming the address settles it.
Workspace when the team comes together
Being remote doesn't mean never meeting. Because an Olea address is a real office or coworking space, you can book a meeting room for a client pitch, desks for an onboarding week, or a private office for a quarterly offsite – at your own location or across the network in another city. You pay for the space when you use it, with no standing office cost the rest of the time.
Setting it up remotely
The whole setup is online, which suits a distributed team: choose your location and plan, complete identity and business verification through our guided flow, and receive your documents digitally. There's no need to be in Germany to set up the address – though forming a GmbH or UG itself still requires a notary appointment, which is a separate step you handle with your notary.
Questions about a business address for a remote business
Everything you need to know about running a remote or distributed business from a German address.
The best virtual office for a remote business is one that gives you a genuine serviceable address (ladungsfähige Anschrift) you can register and put in your Impressum, a digital mailbox so official post reaches a team that isn't in one place, and workspace you can book on the days you do meet. Every Olea location provides all three – a real office in the city you choose, mail scanned to your online mailbox, and bookable rooms and desks across the network – starting from €69/month.
If your company is registered or trading in Germany, yes. A GmbH or UG needs a domestic serviceable address for the Handelsregister (§ 8 Abs. 4 GmbHG), a commercial website needs a serviceable address in its Impressum (§ 5 DDG), and a trade needs an address for its Gewerbeanmeldung (§ 14 GewO). With no office of your own, a virtual office is how you meet all of these with one consistent address.
Yes. There's no requirement to lease office space – what the law and your counterparties require is a real, serviceable business address where you can reliably be reached, not a workplace. An Olea address provides exactly that, with a digital mailbox so the post still gets to you, and workspace you can book only when you need it.
Yes. Post sent to your location is received and forwarded to our scanning facility, then uploaded to your digital mailbox – typically within 5–7 days – so you can read it from anywhere, with envelope preview and searchable history. You can request the physical original by post (from €10/month + postage, international available) or collect it in person. Nothing sits unopened in an empty office.
No. A business address is not automatically your place of management (Ort der Geschäftsleitung) or a permanent establishment (Betriebsstätte). Those depend on where the business is actually run and are determined by the Finanzamt – for a remote business that can be wherever the directors are. A virtual office doesn't create a permanent establishment or set your tax residence. If your team is spread across countries, check your position with a tax adviser.
Yes. The entire address setup is online – choose your location, check out, and complete ID and business verification digitally, and we deliver all documents electronically. You don't need to be in Germany for the address itself. If you're also forming a GmbH or UG, that step still requires a notary appointment, which you arrange separately.
Our virtual offices start from €69/month, with the exact price depending on the location you choose. Every location includes the same complete service – a serviceable address, digital mailbox and workspace access – so the price simply reflects the address. Annual plans save 15%, with no setup fees or deposits.
Yes. Because every Olea address is a real office or coworking space, you can book meeting rooms, coworking desks or a private office at your location and across our network – useful for offsites, onboarding weeks and client meetings. You pay for the space when you use it, with no standing office cost in between. Availability and pricing vary by location.
Yes. One Olea address works across your Impressum (§ 5 DDG), your Gewerbeanmeldung at the local Gewerbeamt (§ 14 GewO, acceptance varies by municipality but works in most cases), your Finanzamt correspondence, and bank and payment-provider verification. Using one consistent address across everything is exactly what a remote business needs.
