Doing business in Munich
Weighing up a Munich address? See which districts are bookable, how the city’s economy is put together and which authorities handle your registrations.
Choosing between Maxvorstadt and Altstadt-Lehel
Olea’s live Munich addresses sit in Maxvorstadt and Altstadt-Lehel, and the two send different signals on a letterhead.
- Maxvorstadt gives the broadest choice. Erika-Mann-Straße sits on the district’s western technology and media edge, near Donnersbergerbrücke and within reach of the Hauptbahnhof. Amalienstraße is a creative university-quarter setting close to the Pinakothek museums and the English Garden. Theresienstraße sits at the premium eastern end by Ludwigstraße, Odeonsplatz, LMU and the Hofgarten. Between them they cover most of what a central Munich address can be asked to do.
- Altstadt-Lehel is the historic centre. Maximilianstraße 2 faces the Bavarian State Opera on Max-Joseph-Platz, beside the Residenz and a short walk from Marienplatz and the professional-services firms of the old town. It is the clearest choice for a business that puts a landmark, client-facing address first.
The service itself is the same at every address. Choose on the signal you want to send, the price, the mail options, transport and workspace.
Weighing up the rest of the city? Schwabing, Bogenhausen and the Werksviertel by the Ostbahnhof are established business quarters in their own right, but Olea has no bookable address in any of them today – everything you can buy in Munich is in Maxvorstadt and Altstadt-Lehel.
Munich’s business environment
Munich is the capital of Bavaria and one of Germany’s principal corporate centres. Automotive and engineering sit alongside insurance, financial services, technology, media and life sciences, and BMW, Allianz, Munich Re and Siemens are all closely associated with the city and its region. Global technology companies maintain substantial Munich operations, which is why an address here tends to read as established rather than experimental.
LMU and TUM, together with the Fraunhofer and Max Planck institutes, supply the research, the technical talent and much of the company formation that follows them. Munich Airport and the Hauptbahnhof connect the city nationally and internationally, and the U-Bahn and S-Bahn put every live Olea address within straightforward reach of both. English is widely used across the technology and international corporate sectors, which makes the city practical for teams serving Bavaria, the DACH region and clients overseas.
Registering a company in Munich
- Handelsregister: the Amtsgericht München is the Registergericht for companies seated in the city, and a GmbH or UG must give a domestic business address under § 8 Abs. 4 GmbHG. You will need a notary, and we provide the consent-to-use documentation they require.
- Gewerbeanmeldung: Munich has a single citywide Gewerbeamt, the Kreisverwaltungsreferat (KVR), rather than the borough offices Berlin uses, and the filing can be started online with a BayernID. The authority may ask for identification, company documents, permits or evidence of your right to use the address, and other permanent operating sites may need registering separately.
- Finanzamt: the Fragebogen zur steuerlichen Erfassung is filed through ELSTER. Which office is competent, whether you have a Betriebsstätte or an Ort der Geschäftsleitung and which municipality collects your Gewerbesteuer all depend on the facts of the business. An Olea address serves as a Geschäftsanschrift for registration and correspondence but does not establish those tax concepts by itself.
- Freiberufler: genuine liberal professions generally register directly with the Finanzamt rather than filing a Gewerbeanmeldung.
Whichever applies, the address has to be one where you can genuinely be reached and documents can be served on you, not a Postfach or a forwarding service. Olea addresses are staffed offices that take in your post.
Olea provides the business address and supporting address documentation. The customer, notary, authority or adviser remains responsible for the relevant filing and decision.

Frequently asked questions
The best choice depends on the address, district, mail handling and workspace you need. Olea offers 4 live Munich locations from €69/month, ranging from a practical address on Maxvorstadt’s western technology corridor to a landmark address facing the Bavarian State Opera in the old town. Every location provides the same core virtual office service, so compare the address and its available mail options rather than price alone.
Monthly prices currently run from €69 to €299 depending on the address. Annual billing reduces the monthly equivalent by 15%, giving a current range of €59 to €254. There is no setup fee or deposit. Optional mail services, workspace and usage-based extras may cost more.
Olea currently has Theresienstraße, Amalienstraße and Erika-Mann-Straße in Maxvorstadt and Maximilianstraße in Altstadt-Lehel. The live map and list show the exact address, current price and available mail options for each.
Yes. A GmbH or UG must provide a domestic business address under § 8 Abs. 4 GmbHG, and an Olea Munich address can be that inländische Geschäftsanschrift. The Amtsgericht München keeps the Handelsregister for companies seated in the city, and we provide the consent-to-use documentation your notary needs. The notary remains responsible for certifying and filing the registration.
You can use it as a genuine business or administrative address for a Gewerbeanmeldung under § 14 GewO. Munich files through one citywide authority, the Kreisverwaltungsreferat (KVR), and you can start the application online with a BayernID. The authority decides the filing and may ask for supporting documents, while other permanent sites such as a shop, warehouse or workshop may need to be registered separately. Genuine Freiberufler register with the Finanzamt instead.
Yes. You can use the address as your Geschäftsanschrift for Finanzamt registration and correspondence and as the serviceable address in a commercial website’s Impressum under § 5 DDG. The address does not by itself establish a tax Betriebsstätte or place of management, and the rest of the Impressum remains your responsibility.
Every Munich location includes unlimited receipt of business letters and a digital mailbox with 5 scans per month. Theresienstraße, Maximilianstraße, Amalienstraße and Erika-Mann-Straße also offer pickup and forwarding options. currently provides the Digital Mailbox option only.
Workspace is available at participating Munich locations. Depending on the office, customers can book meeting rooms, coworking desks or private offices. Workspace is not unlimited free use within the virtual office subscription and is booked and paid for separately, and facilities and availability vary by location.
You can choose and buy the address online in a few minutes, and the compliance form usually takes 10–15 minutes to complete. Straightforward applications are normally reviewed the same day, although additional information may be required and some applications can take up to two business days. You can begin using the address once approved.
