Your address appears on your invoices, contracts, website and Handelsregister entry, so where it sits in Munich says something about your company. Maxvorstadt, home to LMU and the Technical University’s main campus, suits startups and young companies that want a central address at a lower price. Odeonsplatz and the Altstadt, around Theresienstraße, Maximilianstraße and Ludwigstraße, suit established firms and international companies that want a recognised address and meet clients in person. Schwabing suits freelancers and small businesses that want a well-known neighbourhood address, Stachus and the Hauptbahnhof suit businesses that travel often or want to work from their address, and Westend and Laim have lower-priced, workspace-linked options outside the historic centre. Maxvorstadt: the university quarter and Donnersbergerbrücke

Maxvorstadt suits startups, university spin-offs and young companies that want a central address at a lower price. Olea’s Erika-Mann-Straße 23 is its cheapest Munich address at €99/month, three minutes from Donnersbergerbrücke S-Bahn. Other districts and addresses outside the city

If your team is based elsewhere in Munich – in Neuperlach, Parkstadt Schwabing or on the Theresienhöhe, for example – and you want your address nearby, the main option is Regus. Regus, part of IWG with Spaces and HQ, has the broadest workspace network in Munich, but registering a company at an IWG centre needs a private office rather than a virtual office plan, priced per centre. For an “airport” or “near Munich” address, check the municipality on the full address: Clevver’s second Munich-area address is in Straßlach-Dingharting, and Munich Airport lies outside the city. That changes the Gewerbeamt, so do not treat “Munich area” as the same as a Munich city address.

Schellingstraße runs west from Ludwigstraße through Maxvorstadt, and number 109A is close to the Josephsplatz and Theresienstraße U-Bahn stations: a central address in Munich’s university and startup district, for companies that mainly need a reliable address and mail service. Rivvers – a registration-valid address linked to coworking in Laim

Landsberger Straße runs west from the centre through the Westend and Laim, and number 314 is in Laim: a practical business address rather than a prestigious one, for companies that mainly need an address for registration with workspace nearby. Rivvers’s registration-valid address there costs €79/month. The package has no deposit, a six-month minimum, one month’s notice after the minimum term and a €99 identity-check fee. Day passes are discounted by 25% and meeting rooms by 15%; the €269 package includes unlimited hotdesk use. Rivvers does not publish the forwarding and scanning terms of the €79 package.

ecos work spaces – a staffed business centre in the Westend

Landsberger Straße 155 is closer to the centre, in the Westend, in a staffed business centre – a conventional office address with a reception rather than a landmark. The ecos centre there sells its Virtual Office Pro, the tier marketed as a Firmensitz, at €159/month with two coworking days a month included. The Basic tier at €79 is for correspondence. The network states that Virtual Office agreements usually have a six-month minimum and security equal to three gross monthly rents; scanning and forwarding are bookable extras.

Office Club – workspace included at Stachus

Karlsplatz, better known as Stachus, is one of Munich’s best-known squares and transport hubs, at the western edge of the Altstadt – a recognisable central address you can also work from. Office Club’s Munich Virtual Office at Karlsplatz 3 is €269/month on its shortest, three-month term (€239 on 12 months), bookable online, and includes one flex-desk day and four meeting-room hours a month. Satellite Office – four landmark buildings

Satellite Office’s Munich buildings range from Maximilianstraße, Munich’s most exclusive shopping street, to a villa near the Hauptbahnhof, so the address you get depends on the building you choose. The four are MAXI14 on Maximilianstraße, the Ludwigpalais on Ludwigstraße, the Alte Hopfenpost by the Hauptbahnhof and Villa Goethe on Goethestraße. The registration-valid Firmensitz tier is from €219/month on a monthly term, with a €99 setup fee, a deposit of three months’ fees and a €39/month scanning charge; the €149 business address tier is not for the register.

CONTORA – Palais an der Oper and the Theresienhof

CONTORA’s two Munich buildings are among the most representative in the city centre, one beside the Bavarian State Opera and the other near Odeonsplatz. Both have staffed reception, meeting rooms and concierge service: the Theresienhof at Theresienstraße 1, at €199/month, and the Palais an der Oper at Maximilianstraße 2, at €299/month. Prices come from an online configurator rather than a published price list. A refundable deposit of three months’ fees is due at the start – €597 at the Theresienhof and €897 at the Palais an der Oper – and managed mail handling costs €79/month.

Regus (IWG, including Spaces) – the widest network, but registration needs a private office

Regus addresses range from the Altstadt to office parks on the edge of the city, so what the address says about your company depends on the centre you choose. Regus shows 30 Munich virtual office locations from €3 a day, across areas from Maximilianstraße to Neuperlach. Regus, Spaces and HQ are brands of one company, IWG, and share the same rules: its own Germany rules state that its virtual office plans cannot be used for a Handelsregister entry; on the Munich page the registered business address is “please call us” and requires a private office, priced on request.

Which registration checks matter in Munich?

The national legal test is the same for every Munich address: the company needs a domestic business address where it can be reached and official documents can be served. Munich has one Handelsregister court for the whole city: the Amtsgericht München (official register page). Choosing Maxvorstadt rather than Altstadt-Lehel does not change that court. The Gewerbeanmeldung also goes to one office for the whole city, the Kreisverwaltungsreferat (KVR), which charges €50–60 depending on legal form and accepts online filing (official service page). A Munich business address does not by itself decide which Finanzamt is responsible or where Gewerbesteuer is due; those depend on where the company is managed and whether it has a Betriebsstätte.
