What is a virtual office, and what makes a Frankfurt address legally valid?

A virtual office (virtuelles Büro) gives your business a real Frankfurt street address (Geschäftsadresse) – usable for your Handelsregister entry, Impressum and correspondence – plus mail handling and on-demand access to meeting rooms, without renting a physical office.

Which Frankfurt authority do you register with?

Two different authorities handle two different things, and founders often mix them up:

• Commercial register (Handelsregister): for companies seated in Frankfurt this is kept at a single court – the Amtsgericht Frankfurt am Main acting as Registergericht (Gerichtsstraße 2, 60313 Frankfurt am Main). Every Frankfurt GmbH and UG is entered here, and entries can be viewed free at handelsregister.de.
• Trade registration (Gewerbeanmeldung): unlike Berlin’s 12 borough offices, Frankfurt has a single citywide trade office – the Ordnungsamt – Gewerberegister (Kleyerstraße 86, 60326 Frankfurt am Main) – for the whole city.

Whether the Gewerberegister accepts a virtual office address for a Gewerbeanmeldung is a business-type-dependent call: office and digital trades are typically fine, while retail, hospitality or workshop trades are expected to register at the real operating address. The Frankfurt address can still serve as your business and correspondence address, but it does not by itself determine where the company is taxed. Your competent Finanzamt and Gewerbesteuer municipality depend on where the company is actually managed – its Ort der Geschäftsleitung – and whether it has a Betriebsstätte.

One thing to budget for: Frankfurt’s Gewerbeanmeldung fee is a published €36 including the written certificate (Gewerbeschein), or €28 if you don’t need the certificate.
