# What is a Geschäftsadresse (business address)?

> A _Geschäftsadresse_ (business address) is the official German address a company uses for its registrations, public records and correspondence. For company registration and your website _Impressum_, it must be a _ladungsfähige Anschrift_ – a real street address where you can be reached and handed documents, not a P.O. box (_Postfach_). Most founders get one through a virtual office (_virtuelles Büro_), which provides a business address without renting a physical office.

## What is a Geschäftsadresse (business address)?

A _Geschäftsadresse_ is the address your business uses to identify itself – both for official purposes, like registering your company and your _Impressum_, and for everyday business, like invoices, contracts and opening accounts.

For everyday use, almost any address works. But once you register a company or publish an _Impressum_, the law expects a real street address where you can actually be reached, not just a P.O. box (_Postfach_). That kind of address is called a _ladungsfähige Anschrift_ – one that’s genuinely serviceable, meaning official mail and legal documents can be delivered to you there.

A real, staffed street address works; a _Postfach_ or a pure mail-forwarding service doesn’t, because there’s no one there to actually receive your post.

To understand exactly what a _ladungsfähige Anschrift_ is, see [our full guide](https://oleaoffice.com/en/resources/guides/ladungsfaehige-anschrift).

## What is a Geschäftsadresse used for in Germany?

Your _Geschäftsadresse_ does two jobs: it satisfies official registrations, and it’s the address your business uses day to day.

**For official registrations:**

- **Company register** (_Handelsregister_). When you register a GmbH or UG, you must give a domestic German business address, and that address is entered in the register. The same applies to most other business types (AG, OHG/KG) but not to professional partnerships (_Partnerschaftsgesellschaft_).
- **Website Impressum.** Almost any business or professional website in Germany needs an _Impressum_ (legal notice) showing a real, contactable address. That includes a blog or social profile run for business – for example with ads, sponsorships, affiliate links or sales. Purely private pages are the main exception.
- **Trade registration** (_Gewerbeanmeldung_). Most businesses in Germany must register their trade with the local trade office (_Gewerbeamt_) before they start. The registration records your _Betriebsstätte_ – the address where the business is actually carried on – so give the address that reflects how your business operates.
- **Tax registration** (_Finanzamt_). Your address serves as the _Geschäftsanschrift_ on the tax questionnaire (_Fragebogen zur steuerlichen Erfassung_) you file via ELSTER. Where you’re actually taxed depends on where you genuinely run the business and make decisions – not on the address you register.

**For everyday business:**

- Open a business bank account, where the bank verifies your business address
- Set up payment providers (Stripe, PayPal), seller accounts (Amazon, Shopify) and app store accounts
- Create a Google Business Profile and build a professional presence in a particular city
- Put a consistent address on business correspondence, invoices and letterhead
- Keep your private home address off public records

## Geschäftsadresse vs virtual office (virtuelles Büro): what’s the difference?

The two are closely linked but have an important difference. The _Geschäftsadresse_ is the address itself, while a virtual office is the name of the service that provides it.

- A _Geschäftsadresse_ is the legally relevant **address**.
- A **virtual office** (_virtuelles Büro_) is the broader **service**: in general, a real business address plus mail handling and on-demand access to meeting rooms or workspace, without renting a full office.

So a virtual office is _how_ most modern founders get a compliant _Geschäftsadresse_ without leasing premises. The address is one part of the service, alongside mail handling and workspace access.

> **The deciding factor:** What matters for legal use is whether the address is genuinely **serviceable** – a real, staffed location where you can be reached, not just "virtual." For a purpose-by-purpose breakdown, see [our guide to using a virtual office as your business address in Germany](https://oleaoffice.com/en/resources/guides/virtual-office-business-address-germany).

## German business address terms explained

These terms are easy to mix up, but the differences decide where you register, what’s made public, where the company is actually managed and where it may be taxed. Most importantly, the address you register and show publicly doesn’t have to be where you actually run the company.

| Term | What it is | What you provide | Where it appears | Public? |
| --- | --- | --- | --- | --- |
| _Geschäftsadresse_ | Your general business address, for registrations and correspondence | A full street address | Everyday business documents | Often |
| _Geschäftsanschrift_ | The registered domestic address named in official filings (_Handelsregister_, _Finanzamt_) | A full street address | Your _Handelsregister_ and _Finanzamt_ filings | Yes |
| _Satzungssitz_ (often called _Firmensitz_) | The company’s statutory seat – its legal home named in the articles | A town or municipality, such as Berlin, rather than a street address | The articles and the _Handelsregister_ | Yes |
| _Verwaltungssitz_ | Where the company is actually administered and managed | Nothing separately – the company’s real activity determines it | Not a separate field in the _Handelsregister_ | No separate entry |
| _Betriebsstätte_ | Where you actually operate – a tax concept (§ 12 AO), not an address you choose | Nothing you pick | Follows from where you actually work | No |

> **The practical point:** Your _Geschäftsadresse_ does **not** by itself create a _Verwaltungssitz_, _Betriebsstätte_ or _Ort der Geschäftsleitung_. Those depend on where the business is actually administered, where work takes place and where day-to-day management decisions are made. Which address each authority records when you register, by legal form, is set out in [whether you can register a company without renting an office](https://oleaoffice.com/en/resources/guides/register-company-without-office).

## What can you use as your Geschäftsadresse?

The question that decides it is the same one every time: can you genuinely be reached and served documents there?

| Option | Valid as a Geschäftsadresse? | Notes |
| --- | --- | --- |
| Home address | Yes | Free and immediate, but it becomes public in the Handelsregister and Impressum and changes if you move |
| _Postfach_ (P.O. box) | No | Only receives mail, so it cannot be your registered or public address |
| Virtual office (_virtuelles Büro_) | Conditional | Valid if it is a real, staffed location; a name-only mail-forwarding address does not count |
| Leased office | Yes | A fully real, staffed space of your own, but expensive and overkill if you do not need physical space |

**Is your Geschäftsadresse usable?**
- It’s a real street address with a house number (not just a _Postfach_)
- It has a postcode and place
- Official mail sent there reliably reaches you
- Documents could realistically be handed over there in person
- You’re allowed to use it (a lease, an address-service agreement or proof of ownership)
- You’ve told the _Gewerbeamt_ and _Finanzamt_ about all the addresses you use
- You’re comfortable with it appearing publicly in the _Handelsregister_ and _Impressum_

## How Olea fits

Olea’s virtual office gives you a **real street address** at a staffed location, with mail received on your behalf and handled the way you choose – scanned to a digital mailbox, forwarded on to you or kept for pickup. That covers what makes an address usable rather than a forwarding label: a genuine presence and reliable receipt of documents.

You can use it as your _Geschäftsadresse_ for registration and opening business accounts, keep your home address off the public record and book meeting rooms or coworking at the same address whenever you need them.

- Real street address at a staffed location
- Mail received and scanned to your digital mailbox, forwarded or kept for pickup
- Usable for your _Handelsregister_, _Impressum_ and more
- Book meeting rooms, coworking desks or private offices on demand

## FAQs

### What is the difference between a Geschäftsadresse and a Geschäftsanschrift?

_Geschäftsadresse_ is the general term for the address a business uses. _Geschäftsanschrift_ is the address named in official filings such as the _Handelsregister_ and tax registration.

### What is the difference between a Geschäftsadresse and a Firmensitz?

A _Geschäftsadresse_ is the full street address a company uses for registrations and correspondence. A _Firmensitz_ or _Satzungssitz_ identifies the town or municipality where the company is legally based, such as Berlin, rather than a specific street address.

### Where does a company’s Geschäftsadresse appear publicly?

It can appear in the _Handelsregister_, the company’s website _Impressum_, invoices, contracts and other business correspondence.

### Does every business in Germany need a Geschäftsadresse?

Every business needs an address for official and everyday correspondence. The exact registration and publication requirements depend on its legal form and activities – a GmbH or UG, for example, must provide a domestic business address for the _Handelsregister_.

### Does having a Geschäftsadresse create a tax Betriebsstätte?

No. A _Betriebsstätte_ (§ 12 AO) and your _Ort der Geschäftsleitung_ (§ 10 AO) are decided on the facts – where you actually work and manage the business – not by the address you register.
